The Arizona Association of Realtors (AAR) Residential Resale Purchase Contract requires Sellers to provide the Residential Seller’s Property Disclosure Statement (SPDS) within five days after accepting an offer. The SPDS addresses topics including sewer/wastewater treatment facilities, environmental conditions, utilities, building and safety, and general ownership and property information. In addition, sellers are required to provide buyers with a written insurance claim history for the length of time that the seller has owned the property for up to five years.
